England's second-largest city has a genuinely wide spread of housing types within a few miles of each other - grand Edgbaston villas, Bournville's Arts and Crafts estate housing, and tight Victorian terraces in Selly Oak or Balsall Heath. A builder who's excellent at one isn't automatically the right fit for another.
Ask about the specific area, not just "Birmingham"
"Have you worked on a property like this nearby?" tells you more than a general "do you cover Birmingham?" - genuine local experience means knowing things like whether a street sits inside Edgbaston's conservation area, whether a Bournville property carries Trust covenants, or how the council tends to handle skip permits on a particular type of street.
Before you commit
- Public liability insurance - see the actual certificate.
- Recent, verifiable reviews - ideally with photos, from contactable customers.
- A written, itemised quote - labour, materials and provisional sums separated out.
- Who's doing the work - subcontracting is common and not inherently a problem, but you should know.
Compare like with like
Give every builder the same written brief. A wide spread between quotes for identical work usually means one has missed something or is pricing in more risk - worth asking both why.
