How to Choose a Builder in Glasgow

30 Jul 2026

Glasgow's dominant sandstone tenement stock is genuinely different to work on than a standard house - shared ownership of the roof and common areas, sandstone-specific repair and repointing needs, and Scotland's own building warrant system all mean a builder used to English house extensions isn't automatically the right fit.

Ask about tenement experience specifically

If you own a tenement flat, ask directly whether the builder has worked on sandstone tenements before, and whether they understand the common-property obligations under the Tenements (Scotland) Act 2004 - this genuinely differs from standard house renovation work.

Before you commit

  • Public liability insurance - see the actual certificate.
  • Recent, verifiable reviews - ideally with photos, from contactable customers.
  • A written, itemised quote - labour, materials and provisional sums separated out.
  • SELECT or NICEIC registration for electrical work - SELECT is the Scottish trade body worth asking about specifically.

Compare like with like

Give every builder the same written brief. A wide spread between quotes for identical work usually means one has missed something.
